Following a successful leasing campaign for 165 Walker Street North Sydney with assistance by Morphos in generating hypothetical tenancy plans and 3D visualisation, Charter Hall asked Morphos to propose a Spec tenancy for the first floor, along with DDA compliant bathroom/shower facilities and further marketing material for the balance of the vacant space.
The proposed Spec tenancy was designed to give a fresh modern look that capitalised on the extent of window space and natural light, built-in flexibility for alternate configurations and possible extension to the adjoining vacancy.
The development of the Spec tenancy was a great success with renewed interest in the building and a significant increase in inspections. Within a couple of weeks of completion negotiations for its lease by an interested occupier were underway.
