Morphos is delighted to have a long standing relationship with Stockland, who are one of Australia’s largest property and development companies. Over the years Morphos has completed many projects for Stockland and tenants to their buildings. 16 Giffnock Avenue in Macquarie Park is one Stockland building where Morphos has been particularly active over the years.
Following the make good of space recently vacated, Stockland installed workstations and loose furniture inherited from an outgoing tenant in another of their nearby buildings. After some time it was recognised that more was required to best represent the space and encourage commitment by prospective tenants in the current market. With the experience in “spec tenancies” , the North Ryde market and its occupiers, as well as the space itself, Morphos was brought in to develop the tenancy area to a ready to move in office space, which has been in demand.
Given the space was larger than typical spec tenancies, morphos created a layout that would appeal and function to typical users, with flexibility to adapt to some pre-planned optional alternatives to suit different business types. Scope to “personalise” the reception area was provided and focus was given to the front of house meeting spaces and a generous and inviting kitchen/ breakout area which took advantage of the floors balcony.
The strategy was a great success in generating interest in the space and securing a deal, including another part floor that become vacant soon after completion, where the incoming tenant for the smaller space was so impressed that Morphos was asked to undertake their fit-out as well.
