An open floorplate, plenty of natural light and the opportunity to work in a piece of living architecture were major ticks for Morphos when we commenced a spec fit-out for Charter Hall at 9 Castlereagh St. The space, despite the aforementioned qualities and the great location, had been empty for over a year before the go ahead was given for morphos to transform it into a spec tenancy. With time lost sitting empty, the team responded with a quick construction programme and design solution that mixed the traditional with the modern.
The majority of the works were situated at the front of the tenancy, with a large 12-person boardroom, comfortable 6-person meeting room and smaller meeting rooms forming a natural divide between the front-of-house and waiting area and back-of-house open workspace. The floorplan situates the team at the centre of the office, with easy access to the FOH meeting areas, the collaboration area and the kitchen/breakout at the rear of tenancy.
With an unknown end-user, the design was kept neutral to cater to the varied tenant market but still maintained the nicer touches. Soft timber, grey and taupe tones are offset by black fixtures and fittings, with the occasional pop of blue to add a little something extra into the mix through styling and soft furnishings. The end result is a space that maximised value for money without sacrificing look and feel; unsurprisingly quickly snapped up once handed over.
